KORTEK ESTIMATING SOLUTIONS

The Intelligent Way To Build

WHAT WE DO

At Kortek, we understand construction. If you begin your construction project with the right team of design professionals, you’ll experience a smoother building process while avoiding costly mistakes that could arise from improper planning.

We’ll discuss your budget, timeline and expectations for the project, followed by facilitation and completion of the needed documents required to start your project. Understanding what documents are needed for your specific project,  what order each document needs to be completed in and what information needs to be shown on each document,  allows a seamless & cost saving experience from start to finish.

Once documents are completed, we help to source the appropriate builder for the project, reviewing contractor bids, references and legal binding contracts to best advise you, the Client, on which builder is best suited for the project and why. Once construction starts, Kortek is with you every step of the way during the build process, ensuring the selected builder is adhering to specification and plans that have been developed, while advocating on your behalf if any issues arise.

With over a decade of experience in the construction industry, Kortek has the network of professional trades along with the knowledge & experience to make your vision a reality.

BETTER PLANNING LEADS TO BETTER CONSTRUCTION

One of the most important decisions during a construction project is who should be part of the construction team. This decision will impact every aspect of a project, from timeline & budget, to quality and design. If this is your first project, making those decisions can be daunting & overwhelming. The majority of clients don’t know how to determine what makes a good contractor, or whether the architect is a good fit for the project. This is what makes Kortek Estimating Solutions a viable decision for your home renovation or new home build.

With more than a decade of experience in the industry, we have the expertise & knowledge to answer those questions and help you with every step of the process, including completing each of the required construction documents for you. When you work with us, you can expect transparency and clarity of information so that you can match your choices with your vision.

WHY USE A CONSTRUCTION CONSULTANT?

Using a Construction Consultant comes with a plethora of benefits. During the initial design stage of a project, each project will require a different set of drawings and documents in order to receive bids from contractors and make it through town permitting successfully. No two projects are the same, and each town or city will have different requirements and process's involved.

Understanding what documents are required, what needs to be shown on each document, and the order each document must be completed can be a tough task for a homeowner inexperienced in the process. Does your project require civil engineering plans? Will your project require structural plans? How about site surveying?  If your project does require these documents, (and more), what order should they be completed to alleviate the need of backtracking?

Working with a Construction Consultant who is knowledgable and experienced in the process will organically create a seamless process while also saving thousands of dollars along the way by avoiding mistakes commonly found during the pre-construction phase.

VALUE ENGINEERING

One of the most pressing challenges during any project is staying on budget. When a major construction project is in full swing, it can become very easy to lose sight of your financial constraints. This consideration has been a particularly concerning issue in light of the soaring costs of construction materials and labor. A construction consultant will help alleviate this issue by carefully determining areas to value engineer a project to ensure the project stays on budget.

TIME MANAGEMENT

Timing of a construction project is much more than just the time it takes to complete the project. Different times of year will yield different pricing associated with the project. Some towns and cities will have restrictions on when work can be completed. On top of this, working with a construction consultant can also speed up the process of the entire project. From facilitating the required documents to ensuring permitting is approved the first time, we can help assure a project is completed on time, while avoiding improper steps that cause projects to fall behind.

QUALITY OF WORK

Reading and understanding blueprints and designs can be challenging for homeowners who are not familiar with the process or terminology involved with a construction project. Let us help by reviewing architectural & structural plans to ensure the project is built as specified so you can get the best quality on your project.

INDUSTRY KNOWLEDGE

With more than a decade of experience in the construction industry, along with the understanding of ever-changing code requirements, Kortek Estimating Solutions can assist by ensuring a design is built to code and specification, while staying within budget and on time.

OWNER REPRESENTATION

Working with architects and contractors can become challenging for the average homeowner. Most homeowners will only complete a home construction project once or twice in their lifetime. Working with a construction consultant who has knowledge of the industry,  understanding of the requirements set forth by the city or state, and experience in guiding projects from start to finish, will help to alleviate the miscommunication commonly found between a contractor & homeowner.

CONTRACT REVIEW

Construction contracts between a contractor and homeowner are one of the main reasons a project comes to a halt before it even begins. Wording commonly used in contractor contracts is typically in favor of the contractor if an owner/contractor dispute arises during the project. Let us help by reviewing contracts and agreements to better protect you and your investment.

PRICE ACCURACY

With years of construction estimating and construction sales, we can review and price plans developed by our architects before we connect with contractors. This way, once we receive pricing from contractors, we already know the costs associated with the project, allowing us to compare contractor bids more accurately. This will help us determine which contractors carry fair profit margins and which contractors are carrying unrealistic costs within their bids.

COST SAVINGS

Working with a construction consultant will carry costs associated with the service provided. Just like any other consulting service. However, the industry knowledge of a construction consultant will save you much more than the cost of the services provided by the consultant. By completing steps in the proper order while also showing the needed information required for permitting, will organically result in saving thousands along the way.

HERS RATING

Massachusetts has adopted an above base building energy code known as the "Stretch Code". This requires new homes and additions  to obtain a HERS rating  to successfully build the project. HERS ratings look at the total energy efficiency of the project to ensure the project is built in a manner thats in conformity with the most recent code. Kortek has a team of experienced HERS raters that are implemented into the design of the project during the initial design stages, ensuring the project meets the local conformities required.

STRETCH CODE COMPLIANCE

As of November, 2022, over three hundred towns in Massachusetts have adopted an above base building energy code known as the stretch code. This means that a project needs to be built to a specific standard that meets the energy efficiency set fourth by each individual town. Working with an architect and builder that specialize in these updated practices will ensure the project meets these requirements while streamlining the process, setting the project up for success from the very beginning stages.
